Broken Torsion Springs
The door lifts three inches and stops. Motor strains. Cable goes slack.
A torsion spring holds the entire counterbalance of your door. When it snaps — usually from metal fatigue after 10,000 cycles — the opener is lifting dead weight. Most Lagos homes see springs fail between years 4 and 7, especially in humid coastal air.

Misaligned or Bent Tracks

Track misalignment is usually caused by a vehicle impact, a heavy knock, or gradual bracket loosening from vibration. Even a 4mm gap between the roller and rail is enough to derail the door mid-travel — dangerous if the door is heavy steel.
We straighten the track, re-align both vertical and horizontal rails to a 1mm tolerance, replace any cracked rollers, and tighten every mounting bracket. If the track is bent beyond repair, we carry replacements in the van.
Rusted Rolling Shutters
Shutter drags. Manual crank is stiff. Bottom slat won't seal flat.
Rolling shutters in Lagos compounds see salt air, generator exhaust, and standing water at the base. Rust forms in the barrel, the slat hinges, and the guide channels. Left untreated, a stuck shutter can jam open — a security risk on any estate.
We clean and degrease the barrel, treat rust with phosphoric acid primer, lubricate every slat hinge and guide channel with marine-grade grease, and adjust the spring tension. Severely corroded slats are replaced individually.
